​In July 2016, the Montgomery County Planning Department initiated a Minor Master Plan Amendment process for the area surrounding Grosvenor-Strathmore Metro. The purpose of the amendment process was to explore the potential for advancing the public policy goal of transit-oriented development at the station.

In July 2017, the Montgomery County Planning Department unanimously approved the draft Minor Master Plan Amendment, which was then submitted to the County Council.

In December 2017, the County Council unanimously approved the Minor Master Plan, which included our plans for Strathmore Square.

In August 2018, we submitted our Sketch Plan application to the Planning Board. The Planning Board describes a Sketch Plan as an illustrative plan or model that shows the maximum densities for residential and non-residential development, including building massing and height, locations of public use and other spaces, and the relationship to existing and proposed buildings and properties.

A Sketch Plan is intended to provide circulation patterns and description of the public benefits proposed and incentive densities requested, as well as the phasing of the development and public benefits.  It does not provide the detail on items like architecture, landscaping and open space.  Those details will be part of the subsequent Preliminary and Site Plan application.

The Preliminary Plan focuses on infrastructure for the recently approved Sketch Plan, and looks at capacity for general building locations, utility management, storm water/sewers, forestry, circulation and traffic. In June 2019, the Planning Board unanimously approved the Preliminary Plan application for Strathmore Square. The Preliminary Plan focuses on infrastructure for the approved Sketch Plan, and looks at capacity for general building locations, utility management, storm water/sewers, forestry, circulation and traffic. The hearing marked the final approvals for the overall site concept, and we can now turn our attention to the more specific plans for each parcel.
